Some state’s, Florida included, have restrictions requiring that ALFs in private residences be located a minimum distance away from each other.

Some states measure it in feet, and others use a percentage method. I would hate to see you go through the whole conversion process only to find your property is ½ an inch too close to another ALF.

Counties and cities may also have their own regulations and ordinances regulating the location and numbers of ALFs in private residences.

Being a soon to be former real estate investor, I hope you know your way around the court house.

If you don’t like the courthouse, and who really does beside judges and attorneys, at least learn how to access and use the local zoning department’s website.
