In today's real estate market it is easy to buy houses using no money down real estate investing techniques. Sellers would have thrown you off the porch just for asking three years ago, but things are different, and buyers of any kind are hard to find.

There are foreclosure deals in every neighborhood, and home sellers are ready to deal. To get the most out of your small house-to-Assisted Living Facility conversion, you’ll need to get it licensed.

Oh well, too late now, you get it for free. In Florida, you can “rent” or “lease” your house to a licensed CNA, who can then take care of two other residents who each rent a bedroom in your house/ALF for $4000 per month.
 
Most states have similar laws. See the the Appendix for a link to the ALF laws in your state. Here’s the good part for you in this type of arrangement: What you charge the CNA for rent is up to you, but it can be included as part, most, or all of his or her salary.

You will need to have either a backup CNA on call/retainer, or you will have to have the numbers to licensed temporary CNA companies.

These companies will have different titles in different states, so I did not try to define them here to avoid confusion. You may have to do a little research on the internet and in the phone book to find them.
